2. Searching – The publc market, pre-market, off market, post market, & identifying approaching suitable properties that are n’t currently on the market

3. Assessing – Is this the best property or are their better options?

4. De-risking – Avoiding avoidable risks e.g. an apartment block being built next door, an onerous sales contract, rising damp/asbestos/ defective plumbing etc 

5. Valuing – What is the true market value & what evidencve is there for that?
